What chimney cap replacement actually involves

Work starts on the roof, not in the firebox. We measure the flue tile at the top: outside dimensions, plus how far the tile stands above the crown. That number decides whether a single-flue cap can clamp to the tile or whether the cap has to be anchored to the crown itself. The old cap comes off next; on anything more than a few years old the fasteners usually shear rather than back out. Crown gets brushed clean of rust scale and loose mortar. Then the new cap seats, stainless fasteners, sealant only at the contact points.

Factory-built prefab fireboxes are a different job. In 1980s and 2000s tract construction the cap is part of the chase cover, a large sheet metal lid over a framed chase. Rusted covers get patched with roof tar all over this city. That traps water. A proper replacement is a stainless pan with a crossbreak so runoff moves, and a drip edge that throws water clear of the stucco. Measured on site, fabricated off-site, set the following visit.

Plain galvanized caps do poorly near the bayfront. Salt-carrying air pits them fast. Stainless is the sane choice west of I-5.

One caution: a new cap over a cracked crown hides a leak instead of stopping it. We will say so rather than sell the cap.
